The Sandpiper Inn consists of 11 rooms all at ground level. The rooms are all located in one long building. All parking for the inn is located on the street side in front of the building. Parking is limited to one standard size vehicle per room. There is no additional parking available and there is no parking for trailers and any type of oversize vehicle such as RVs etc. Please note that the spaces are not as wide as most spaces are. The spaces are about 8 and 1/2 feet wide, instead of a normal 10 feet.

The building runs lengthwise from the street to the Gulf of Mexico, there is a nicely landscaped area running down the side of the inn. The pool is near the street and parking. The first unit in from the street is the manager's apartment and office. After going through the covered archway the units run from 100 to 108 (108 is end nearest the Gulf). Units 200 and 201 are the Gulf front units at the end of the building facing the Gulf and the beach. Layout of rooms at inn.

All of the property, inside and out, including our private beach area, is NON Smoking or Vaping

Rooms

All rooms have Mitsubishi Mini Split air conditioners. Extremely quiet and individual units and thermostats in each room.
All rooms have a kitchen area in the living room which includes a 17 cubic foot refrigerator/freezer with icemaker, a 4 burner stove with oven, a microwave, toaster, drip coffee maker, sink and dishwasher. NOTE Room 100 does not have a stove or dishwasher. It has a smaller 10 cubic foot refrigerator/freezer with NO icemaker. It has a toaster oven.
All rooms have a private smoke free patio with a small table with umbrella, 3 or 3 chairs and a lounger.
All rooms have a king bed except that room 100 has a Queen.
All rooms have a hair dryer, ironing board and iron.
All rooms have towels, wash clothes etc. and sheets. Daily housekeeping is not included but all towels, clothes and sheets can be exchanged as needed. We also provide a large beach towel for each guest.
We provide toilet paper, tissues, hand soaps, lotion, conditioner, shampoo, dish detergent, dishwasher detergent, sponges, trash bags and coffee filters. Refills are self service at the lobby. We do NOT provide paper towels or napkins.

Room 100 Studio Queen bed

NOTE This room does not have a parking space at the inn, this room is for guests who do not have a vehicle. They typically use Uber/Lyft/Taxi for transportation. You can check availability for this room online, but must call the inn to actually book the room.

Due to the small size of this room, pets are not allowed in room 100.

This room is much smaller than our one bedroom units. It is about 265 square feet versus 450 square feet for our 1 bedroom units. Room 100 is a single room unit. It does not have a regular kitchen. It does have a small kitchenette area with a sink, toaster oven, coffee maker, microwave, cabinets and kitchen plates etc. It does not have a dishwasher or stove like our regular one bedroom units. It has a smaller refrigerator with about 10 cubic feet of space including the freezer compartment. The bathroom has a shower only. This room has a queen bed, love seat and small table and 2 chairs. Policies

NO Smoking OR Vaping of any kind is allowed anywhere on the property, inside or out, including our private beach area.

We have to implement this policy for staff health reasons and to allow guests to enjoy the outside areas of the property without being exposed to second hand smoke and to prevent smoke from entering rooms through open doors or windows.

Check In is 4 PM or later. Check out by 10 AM.

Rate information listed below.
Add 12% Tax to all rates for Florida and Manatee County taxes.
Daily rates are not generally available during winter season and there are minimum stays throughout the year. You should call or email ahead to check for stays less than a week.
A 25% deposit is required for a reservation of 4 nights or more. Reservations for 3 nights or less require a 1 night deposit.

Guests who cancel at any time after making a deposit will be charged $50 for each week cancelled per room.
Reservations cancelled 30 days or less of arrival will be subject to a loss of the balance of the deposit. The only exception is if the room is rebooked for the same length of time and at the same price. In general, we are not able to rebook rooms at the last minute. Please give us as much notice as possible to allow us to rebook your room and save you money.
We know that many valid situations may arise where you need to cancel. You must consider trip insurance or be prepared to give up your deposit. We can no longer afford to be your trip insurance provider for free. If your room is not rebooked, then we lose 75% of the booking anyway.
PLEASE NOTE THE CANCELLATION FEE IS NOT AVAILABLE TO BE USED AS A CREDIT FOR ANOTHER STAY.
We are a small property and do not overbook rooms like large hotels. Any cancellation has a large effect on us.
Any changes in dates for a reservation is a cancellation even if you are rebooking. There is no refund for early departures. Poor weather is not a valid excuse to cancel. If you require good weather to visit then DO NOT BOOK A ROOM until several days ahead of arrival such that you are comfortable that the weather forecast is good.
STORM POLICY - No refunds will be given, unless there is a mandatory evacuation of Longboat Key. This has only occurred three times in 19 years that we have been here. If you want to be able to cancel because of health, family emergencies, travel etc. then you need to purchase travel insurance to cover the cost of cancellation. The Sandpiper Inn cannot provide insurance for free.

Parking for one car only per room. No exceptions. NO TRAILERS OF ANY KIND. NO TANDOM PARKING. There is NO parking for visitors.
The room you reserve has a limited capacity of guests as shown in the chart above. For your comfort and the comfort and safety of our other guests we do not allow the number of guests in each room to excede the capacity listed for that room. We need to have an accurate guest count for each room before guests arrive to allow us to properly stock each room for arrival of guests.

Should you arrive with more guests than the room capacity listed then we reserve the right to deny the reservation and your deposit will be FORFEITED. Please call before arrival if your guest count changes.

Small dog policies

If you are planning to bring a small dog then you must discuss this with us when making your reservation.

The Sandpiper Inn will allow small dogs under 25 pounds. We do not take larger dogs. We do not accept more than two dogs in a room. We do not take cats.

All pets must be at least one year of age, we do not accept any puppies.

The rate per pet is $15 per night plus tax PER dog.

Longboat Key does not allow pets on any part of the beach - it is a Town of Longboat Key Ordinance. There is no beach that allows pets on Longboat Key and we do not know of any nearby Gulf beaches that allow pets in the immediate area. Palma Sola bay beach is pet friendly, it is about 7 to 8 miles away, Note this is not a Gulf beach.

Leashes are required every where on Longboat Key, town ordinance. Your dog must be on a leash on our property at all times the pet is outside or your apartment door is open.

You must pick up after your pet everywhere on Longboat Key, town ordinance.

Please keep your dog on a leash and take them across the street for walking and ensure that you pick up after your dog when need be.

Do not leave a pet in your room if it will bark or do any damage when left alone. Remember, your pet is not in a familiar environment and may act differently than when left at your home.

Please bring dishes needed to feed or water your pet.

There will be a charge of $50 or possibly more if your apartment needs to have extra cleaning due to your pet. If your pet sheds, then you may expect additional cleaning charges.

Our pet rules are designed to help keep our property nice for all of our guests. If you feel the rules are too restrictive then please do not make a resevation at our property. There are very few lodging properties on Longboat Key that will take pets, please call the Longboat Key Chamber of Commerce at 941 383 2466 for more information and recommendations on properties that may accept pets.

Clothes washer and dryer for guests. Cost is only $1 for either wash or dry ($2 for both). Detergent is included.
Lounge chairs at the beach BUT ONLY NOVEMBER 1 THROUGH APRIL 30. MAY 1 THROUGH OCTOBER 31 IS TURTLE SEASON.
Small umbrellas available no charge.
Durante park across the street. 3 minute walk. 30 acre nature preserve with walking trails that go to Sarasota Bay. Park is pet friendly also.
3 to 6 minute walk to 6 restaurants plus a pizza place, deli and ice cream.
6 minute walk to bicycle rentals.
Only short 4 mile drive to a large Publix super market and pharmacy.

Longboat Key is 10 miles long and this is the only area on the island that you can walk to multiple restaurants. Most properties on the island require you to drive to restaurants.
