The Inn has NO wheelchair accessible rooms or common areas.

The Sandpiper Inn consists of 11 rooms all at ground level. The rooms are all located in one long building. All parking for the inn is located on the street side in front of the building. Parking is limited to one standard size vehicle per room. There is no additional parking available and there is no parking for trailers and any type of oversize vehicle such as RVs etc. Please note that the spaces are not as wide as most spaces are. The spaces are about 8 and 1/2 feet wide, instead of a normal 10 feet.
The building runs lengthwise from the street to the Gulf of Mexico, there is a nicely landscaped area running down the side of the inn. The pool is near the street and parking. The first unit in from the street is the manager's apartment and office. After going through the covered archway the units run from 100 to 108 (108 is end nearest the Gulf). Units 200 and 201 are the Gulf front units at the end of the building facing the Gulf and the beach.
All entry doors are 36 inches wide and all open out. All entry doors have levers.
All interior doors have levers.
All rooms are on ground level.
None of the rooms have ADA baths. The baths are basically 5 feet by 7 feet.
All rooms have a step up from the patio to the floor of the unit.
None of the kitchen areas are ADA compliant.
The very small lobby has two steps up to get in. Total amount of about 8 inches. 3 inches plus 5 inches.
The entry door is 36 inches wide and opens out over the 2 steps. The lobby is only 42 inches wide by 12 feet in
length. There is a small 1/2 bath with a 24 inch door.
There are no handicap parking spaces. Each space is only 8 1/2 feet wide. The parking area is shell covered.
None of the rooms have interior doors that meet the minimum width for doors. The interior doors range from
24 to 30 inches wide, with an effective width of 22 to 28 inches wide.
The bedrooms do not have enough space for wheel chair or walker access around the bed.
NOTE For door widths listed always subtract 2 inches for effective width. A 30 inch door only has 28 inches
of opening, etc.
Room 100 Studio Queen bedThis room is much smaller than our
one bedroom units. It is about 265 square feet versus 450 square feet for our 1 bedroom units. Room
100 is a single room unit. It does not have a regular kitchen. It does have a small kitchenette area with a sink, toaster oven,
coffee maker, microwave, cabinets and kitchen plates etc. It does not have a dishwasher or stove
like our regular one bedroom units. It has a smaller refrigerator with about 10 cubic feet of space including
the freezer compartment. The bathroom has a shower only. This room has a queen bed, love seat and small table and
2 chairs. The bathroom has a step in shower, no tub. Room accomodates 2 guests only. This is

The entry to the patio area of 100 is flat. The walkway narrows to 32 inches to enter patio. There is a 5 inch step
up to the entry door. The bath door is 28 inches wide. The entry into the kitchen area is only 26 inches wide. The room
has a shower only with a 7 inch step over to get into the shower. The shower is about 38 inches wide by 27 inches
deep.
Room 101 Two Bedroom, one bath, King and King beds
Two bedroom garden side with one bathroom. Both bedrooms have one King bed.
There is no sleep sofa in the living room. The living room has a sofa and a chair along with table and
4 chairs.
