Room availability and reservation information

Read the polices listed here before booking a room.

Use the Online reservation box near the middle of this page to allow you to check our room availability and to also book a room if desired.

Rate information listed below.

Add 11.5% to all rates for Florida and Manatee County taxes.

Daily rates are not generally available during winter season and there are minimum stays throughout the year. You should call or email ahead to check for stays less than a week.

Weekly rates are based on a Saturday to Saturday stay during the Peak season of February through April.

Rates are based on two guests in a room. Extra guests of any age are $10 per night plus tax.

Small well trained dogs 25 pounds or less are accepted at $15 per night plus 6.5% sales tax, a deposit is also required.

A 25% deposit is required for a reservation of 2 nights or more. When single night reservations are available then the deposit is 100%.

If you need to cancel a room reservation for January through April stays and give us 60 days or more notice then your deposit is refunded except for a $50 administration fee for cancelling. There is no refund for cancelling with a notice of less than 60 days unless the full room reservation is rebooked at the same rate. There is still a $50 administration charge to cancel regardless.

If you need to cancel a room reservation for May through December stays and give us 30 days or more notice then your deposit is refunded except for a $50 administration fee for cancelling. There is no refund for cancelling with a notice of less than 30 days unless the full room reservation is rebooked at the same rate. There is still a $50 administration charge to cancel regardless.

Check in time is 4 PM to 8 PM. Let us know if you will arrive after 8 PM.
Check out time is 10 AM or earlier.

The room you reserve has a limited capacity of guests as shown under rates. Click here for the room capacities for guests. For your comfort and the comfort and safety of our other guests we do not allow the number of guests in each room to excede the capacity listed for that room. We need to have an accurate guest count for each room before guests arrive to allow us to properly stock each room for arrival of guests.

• Should you arrive with more guests than the room capacity listed then we reserve the right to deny the reservation and your deposit will be FORFEITED. Please call before arrival if your guest count changes.

Reservations are realtime and normally occur quickly. This is a true online reservation system available 24 hours a day. Your credit card will be charged if you finish the reservation after checking availability. A confirmation will automatically be emailed.

Pet policies
Updated 18 April 2009.

• If you are planning to bring a pet then you must discuss this with us when making your reservation.
• The Sandpiper Inn will allow small dogs under 25 pounds. We do not take larger dogs.
• The rate per pet is $15 per night plus 6.5% sales tax or $15.98 per night total nightly PER dog.
• There is a $100 CASH deposit required for each pet at check in. The deposit is refunded at check out if there is no damage or extra cleaning needed in the room.
• Longboat Key does not allow pets on any part of the beach - it is a Town of Longboat Key Ordinance. There is no beach that allows pets on Longboat Key and we do not know of any nearby beaches that allow pets in the immediate area.
• Leashes are required every where on Longboat Key, town ordinance.
• You must pick up after your pet everywhere on Longboat Key, town ordinance.
• Please keep your dog on a leash and take them across the street for walking and ensure that you pick up after your dog when need be. For the sake of other guests here at the Sandpiper, please try not to allow your dog to toilet in our grounds.
• Do not leave a pet in your room if it will bark or do any damage when left alone. Remember, your pet is not in a familiar environment and may act differently than when left at your home.
• Please bring dishes needed to feed or water your pet. If you forget the innkeeper may have some extra dishes for your pet.
• If you are going to leave your pet alone in the room at any time then you must provide a cell phone number that we can reach you at when you leave the room with the pet alone.
• There will be a charge of $50 or possibly more if your apartment needs to have extra cleaning due to your pet. If your pet sheds, then you may expect additional cleaning charges.
• Our pet rules are designed to help keep our property nice for all of our guests. If you feel the rules are too restrictive then please do not make a resevation at our property. There are very few lodging properties on Longboat Key that will take pets, please call the Longboat Key Chamber of Commerce at 941 383 2466 for more information and recommendations on properties that may accept pets.
